Booking Conditions & Guest Responsibility

1) Booking requests and confirmation
Submitting a booking request through our website is a request only and does not guarantee availability or a confirmed booking. A reservation is only confirmed once you receive written confirmation from us (for example by email).

We reserve the right to accept or decline booking requests at our discretion.

2) Guest responsibility and conduct
Guests are responsible for their own conduct and for the conduct of anyone in their party. Please respect the property, house rules, neighbours, and local laws at all times.

3) Children and supervision
Children must be supervised by a parent or legal guardian at all times. Parents/guardians are fully responsible for the safety, behaviour, and well-being of children in their care during their stay.

4) Personal belongings
Guests are responsible for their personal belongings. We are not responsible for loss, theft, or damage to personal items to the extent permitted by applicable law.

5) Use of property and assumption of risk
Staying at and using the property (including stairs, balconies, outdoor areas, and any amenities) is at your own risk. Guests agree to take reasonable care for their own safety and the safety of their party.

6) Liability limitation
To the maximum extent permitted by law, we are not liable for any injury, accident, loss, damage, delay, or expense arising from your stay, your use of the property, or circumstances outside our reasonable control.

Nothing in these conditions limits liability that cannot legally be limited (for example, where required by applicable law).

7) Changes, cancellations, and interruptions
If circumstances beyond our control affect your stay (including weather, power/water interruptions, natural events, or local disruptions), we will do our reasonable best to assist, but we cannot guarantee uninterrupted services.

8) Acceptance of these conditions
By submitting a booking request and/or staying at the property, you confirm that you have read and accept these Booking Conditions & Guest Responsibility terms.
